  • chevron_rightHow much are the HOA's Annual Dues?
    Our annual dues are presently set at $550/year per lot.
  • chevron_rightWhat is due date for HOA Annual Dues?
    Invoices are sent typically in late Autumn, and fees due Dec 1st.
    A late charge of fifteen percent (15%) of the payment due shall be added to all payments in arrears more than thirty (30) days.  
    Overdue accounts will accrue interest at a rate of eighteen percent (18%) per annum.
    The Association will record a lien on the lot of any owner in arrears who has failed to settle their account in a timely manner.
  • chevron_rightCan I pay online?
    Yes, you can pay your dues online using the "Quick-Pay" function by credit card or ACH withdrawal. 
    You can always snail mail a check to the address indicated on your invoice too. 
    For Credit Card and ACH payments a convenience fee is charged by the provider. This fee is set by the payment processor, and is indicated on the payment page.
     
     
  • chevron_rightWhy do I receive an invoice from YHHA?
    All LKBS members are also subject to a fee imposed by Yoho Head Homeowners Association (YHHA) for use of the Gate and road use. That fee is set by YHHA and invoiced directly by YHHA and is currently $270 annually / LKBS lot owner.
  • chevron_rightIs there garbage collection?
    The Town of Machiasport doesn't collect trash within Yoho Head. As a property owner, you may get a dump pass from the Machiasport town office. You can visit the town website for more info - https://machiasport.org. Arrangements can also be made with a private trash collector.
     
  • chevron_rightWhat does the HOA look after?
    The HOA ensures :-
    * Collins Cove Rd. is plowed and sanded in the winter.
    * The road is properly maintained.
    * The grass alongside the road is cut in the summer.
    * The pier, float, gangway and path are maintained.
    * We pay for insurance and taxes of the association common areas.
  • chevron_rightWhat about mail delivery?
    Mail delivery is handled by USPS but they don't travel inside the Yoho gate. If you want to arrange for PO Box, you must do so with the local post office. UPS and FEDEX however do deliver inside the gate.
  • chevron_rightWhat public utilities are available?
    Power is supplied by Versant, and is available along the street. 
    A telephone line is also run partly down Collins Cove Road (to lot 4). 
    There is NO public Water, Sewer or Cable TV along the road.
    Well and Septic must be arranged privately on your lot.
     
     
  • chevron_rightUse of the Pier?
    Members may use the pier subject to their own risk.
     
    LKBS HOA is not responsible for any injury to persons or damage to vessels moored at the pier. Please note the pier will dry out at low tide, and the bottom is all rock. If you leave a boat there at low water it will sit on the rocks; and likely get holed.
  • chevron_rightCan I let my pet loose?
    All members are subject to Town of Machiasport bylaws. There are numerous Porcupine, Skunk, Bald Eagle, Fox & Coyote found within YohoHead, and there have been infrequent sightings of Bobcat, Black Bear and Moose. The Maine Dept. of Inland Fisheries & Wildlife Service declared that Eastern Cougar (also called catamounts, pumas and mountain lions) are extinct in Maine; but there have been reported sightings in the county. So use common sense when letting your animal off-leash. The nearest 24hr veterinary emergency clinic is several hours drive away.
     
  • chevron_rightIs Hunting & Trapping allowed?
    Yoho Head is a residential area. Please familiarize yourself with the State of Maine's General Hunting laws.
     
  • chevron_rightWhat is the Gate code?
    Please ask one of the board of directors or a fellow member for the gate code.
    YHHA & LKBS ask that you don't share the code, or make it public.
